What our surveyors look for in Ipswich and Suffolk homes

Ipswich and Suffolk have a housing stock unlike anywhere else we work: medieval timber frame and thatch in the villages, clay lump and flint on the Norfolk border, dense Victorian terraces and converted maltings in Ipswich itself, and postwar estate housing spreading east towards Felixstowe. Add a genuinely exposed coast and shrinkable clay on the Essex border, and the right survey level depends heavily on which of those you are buying into.

Timber frame, thatch and listed buildings

Suffolk holds one of the densest concentrations of pre-1700 timber-framed housing in England, and it needs reading differently from a modern house. Historic frame movement is usually long settled and not a defect at all; the real problems are almost always what was done later. Cement renders and modern impermeable paints applied over soft lime and oak trap moisture and rot the frame from the outside in. We check wattle-and-daub panel condition, evidence of past beetle treatment and whether it is historic or active, the state of the thatch and how much ridge life is left, and the fire-separation and insurance implications that come with thatch. Listed building consent constraints matter commercially too, because they govern what you can afford to change. A Level 3 Building Survey is essential on any of this — a Level 2 will not tell you enough to act on.

Clay lump, flint and lime

On the Suffolk and Norfolk border you will find clay lump — unbaked earth blocks — along with flint, rubble and lime-mortared walling. Clay lump is entirely sound while it stays dry and protected, and fails dramatically when it does not: a failed render, a raised path bridging the plinth or a leaking gutter lets water reach the blocks and they slump. We look specifically at the plinth detail, render condition and ground levels. On flint and rubble walls the recurring damage is repointing in hard cement, which forces moisture through the face of the stone instead of the joint and causes progressive face loss.

Ipswich terraces and the Waterfront

Ipswich has a large stock of late-Victorian terraces around the California area, Bramford Road, Norwich Road and Spring Road — solid walls, absent or bridged damp-proof courses, roof spread and neglected rear elevations. The Waterfront is a different proposition: converted maltings and post-2005 apartment blocks where the findings are usually legal and managerial rather than structural. Several blocks there stalled after 2008, so completion history, the freeholder’s maintenance record, service charge levels, any EWS1 position and whether a major works programme is due all matter more than the brickwork.

Interwar and postwar suburbs

Rushmere St Andrew, Kesgrave, Martlesham, Chantry, Whitton and much of Felixstowe are 1930s cavity semis and 1960s to 1970s estate housing. Wall-tie corrosion, cracked or spalled render, flat-roofed rear extensions at the end of their life, and window or door replacements with no FENSA certificate or building regulations sign-off are the recurring items. A Level 2 Homebuyer Report is usually enough for an unaltered example in reasonable order.

Coastal exposure, flood risk and erosion

Felixstowe, Aldeburgh, Thorpeness, Orford and Southwold sit in a severe wind-driven rain exposure zone, so rain penetration through solid walls, render failure and salt corrosion of fixings and rainwater goods are all more aggressive than inland. East Suffolk also carries genuine coastal erosion and flood risk, and that is a lending and insurance question as much as a building one. We tell you which Environment Agency flood zone a property sits in and what that is likely to mean for cover and for resale, because it is the kind of thing buyers discover far too late.

Shrinkable clay and subsidence

South Suffolk and the Essex border sit on shrinkable clays, which move seasonally and move a great deal more when there are mature trees nearby. Tree-related subsidence, historic underpinning and previous crack repairs are common findings around Sudbury, Colchester and Clacton. We distinguish between movement that has stopped and movement that has not, because that distinction is the difference between a monitoring recommendation and a serious commercial problem.

Barn and agricultural conversions

Rural Suffolk has a great many barn and agricultural conversions, and they are consistently the properties where paperwork matters most. We check for retrospective building regulations sign-off, damp bridging where a converted agricultural structure meets the ground, insulation and ventilation that was never designed for habitable use, and non-standard construction that can make a lender cautious even when the building is sound.

Frequently Asked Questions

A Level 2 survey suits conventional properties in reasonable condition and gives you a condition-rated report on everything visible and accessible. A Level 3 survey goes considerably further and is the better choice for older, extended, altered or unusual buildings. It investigates the construction in more detail, explains the likely cause of any defects and sets out what needs doing about them. If you’re unsure which you need, call us and we’ll tell you honestly.

As soon as you submit your enquiry, an automatic quote is sent straight to you, so you’ll know the cost before you commit to anything. Use the quote form on this page to get started.

We can normally carry out your inspection within five working days of booking, and your report is then delivered within a further five working days of the visit.

We survey right across Ipswich, Suffolk and north Essex, from Felixstowe and Woodbridge to Bury St Edmunds, Sudbury, Colchester and Clacton. If you are not sure whether your postcode is covered, give us a call and we will confirm it in a minute.

Yes. Our surveys are carried out by RICS-registered surveyors working to RICS Home Survey standards, so you get a report that lenders, solicitors and estate agents recognise and take seriously.

A Level 2 Homebuyer Survey doesn’t include a valuation. If you need a market valuation or advice on reinstatement cost, mention it when you book and we’ll let you know the options.

Yes, and we’d encourage it. Reports raise questions, and a short conversation is often the quickest way to understand how serious something really is and what it’s likely to cost to put right.

Very few reports come back completely clear, and a defect isn’t necessarily a reason to walk away. We’ll explain how urgent each issue is and what sort of work it implies, which gives you the evidence to get quotes, renegotiate the price or ask the seller to deal with it before completion.
