Overview

Crawford & Co Surveyors delivered a rolling Energy Performance Certificate contract across a social landlord’s stock — on-site inspection, data collection, modelling and lodgement, at the volume and the consistency an asset team can plan from.

An EPC is only as good as the survey behind it. Ours are produced by directly employed, accredited energy assessors working to a standard inspection routine, so that certificates across a stock are comparable with one another rather than reflecting whichever assessor attended.

Strategy

Fabric

The inspection records construction, wall and roof type, insulation as found rather than as recorded, glazing, and the extensions and alterations that stock databases so often miss. Where the property as found differs from the landlord’s records, that discrepancy is itself a useful output — it is usually the reason a planned measure would not have worked.

Service

Heating system, controls, hot water provision and any secondary heating are recorded and modelled, since on most stock these carry more of the rating than the fabric does.

Renewables

Existing solar PV, solar thermal and heat pump installations are recorded and modelled where present, and their contribution reflected in the certificate.

Vital Statistics

Properties in scope: 1,191 properties. Crawford & Co scope: EPC / RdSAP. Each certificate carries the property’s energy efficiency and environmental impact ratings, its space-heating demand, and the modelled effect of the recommended improvement measures. Held across a stock, that becomes the baseline for MEES compliance, for retrofit targeting and for investment planning.

Detailing

Consistency across a large stock is the technical challenge. A standard inspection routine, directly employed assessors and quality checking before lodgement are what stop a stock-wide dataset becoming a collection of individual opinions. Certificates are lodged to the national register and the underlying data returned to the client in a form their asset system can use.

Comfort

An EPC is a planning document rather than an improvement in itself. Its value to a resident is indirect but real: it is what tells a landlord which homes are costing their tenants the most to heat.

Monitoring

Certificates are re-lodged as measures are installed, so that the stock record stays current rather than becoming a snapshot of a position the landlord has already moved past.
