Crawford & Co assessed and coordinated these homes. Figures cover every programme where works are complete and a post-works EPC has been lodged, September 2026, and are not specific to this project.

Overview

Crawford & Co Surveyors carried out assessment work under the Green Deal, the framework that let households pay for energy-efficiency measures through their electricity bill against the savings those measures were expected to deliver.

The Green Deal’s central discipline was the golden rule — expected savings had to cover the repayments — which put the assessment under more scrutiny than any scheme before it. Modelling a property honestly, including where the numbers did not work, was the job.

Strategy

Fabric

Green Deal measures covered the standard fabric range — loft and cavity wall insulation, solid-wall insulation, draught-proofing and glazing — specified from an assessment of the individual property rather than a generic package. Where a property’s condition meant a measure would not perform as modelled, or where remedial work was needed first, the assessment said so.

Service

Heating controls, boiler upgrades and hot water measures were eligible, and were assessed against the demand the fabric measures would leave. Ventilation was considered alongside any measure that made the property tighter.

Renewables

Solar PV and solar thermal were eligible Green Deal measures. As in all our work, reducing demand first and generating second is the order that makes the arithmetic work.

Vital Statistics

Green Deal assessments modelled space-heating demand, carbon and energy cost before and after each proposed measure, and tested the result against the golden rule.

Detailing

The Green Deal has since closed to new plans. Its lasting contribution was the assessment discipline it forced: measures justified against modelled savings, in writing, property by property. That discipline carried directly into how we work under PAS 2035 today.

Further Data

Standards

Green Deal framework

Comfort

Warmer, drier and more affordable to run, with the expected saving set out in advance so the household could judge the offer for itself.

Monitoring

Assessments were quality-checked before issue, and the modelled figures behind each recommended measure were provided to the household in full.
