All surveys are fully managed by our assessors who have years of working with customers to ensure property compliance of domestic properties and commercial buildings.
An ASM's purpose is to locate as far as reasonably practicable, the presence and extent of any suspect Asbestos Containing Materials in the building which could be damaged or disturbed during normal occupancy, including foreseeable maintenance and installation, and to access their condition. The survey will often involve minor intrusive work and some disturbance. The extent of intrusion will vary between premises and depend on what is reasonably practicable for individual properties. Following the completion of your management survey, you will be provided with a report detailing the location and properties of any asbestos found within the building.
The accompanying risk management report will give you a good initial guide to the priority for managing Asbestos Containing Materials as it will identify the materials that will most readily release airborne fibres if they are disturbed. Asbestos Management Surveys will generally cover routine and simple maintenance work. However, where more extensive maintenance or repair work has involved a Refurbishment and Demolition Asbestos Survey will be required.
A legionella Risk assessment is an important health and safety management process that will help to protect tenants, residents and visitors from harm. Under UK health and safety law it is a legal requirement for all businesses, including landlords to have one and keep it current. Our confidential risk assessments are carried out by highly trained, experienced specialists who help organisations to achieve regulatory compliance in an unbiased, cost-effective way. Our reports are simple and easy to understand, comply fully with the UK’s latest health and safety regulations and codes of practice; and meet the requirements set by the UK’s safety regulators, the Health & Safety Executive and Care Quality Commission.
Legionnaires’ Disease is pneumonia like illness caused by the Legionella bacteria and can be fatal. The infection is caused by breathing in small droplets of water contaminated by the bacteria. The disease cannot be passed from one person to another. Legionella bacteria are found in the natural environment and may contaminate and grow in water systems, including domestic hot and cold water systems. They survive low temperatures and thrive at temperatures between 20 – 45°C if the conditions are right. They are killed by high temperatures at 60°C or above.
In order to be able to protect against the risks of fire, the first step is to identify these risks and this is where our fire risk assessment comes in. A legal demand for all ‘non-domestic’ premises, fire risk assessments (or FRAs) are a snapshot of how protected any given property is to ensure the safety of its occupants in the event of a fire. The FRA also identifies corrective actions and further steps to achieve an appropriate level of fire safety.
Since the 1st October 2006, The Regulatory Reform (Fire Safety) Order 2005 requires the Responsible Person (RP) of any non-domestic premises to carry out a fire risk assessment, including measures to reduce or eliminate the risk of fire and identify persons at risk. Where there are 5 or more employees, a record must be kept of significant findings and a definition of a Responsible Person is contained in the above order.
