The Energy Performance Certificate will also state what the energy efficiency rating could be if improvements are made, and highlight cost-effective ways to achieve a better rating. Even if you rent your home, some improvements noted on the certificate might be worth your while – such as switching to more energy-efficient light bulbs.
If you’re selling or renting out a domestic property or commercial building, you must get an approved Domestic Energy Assessor to produce the EPC. All of our energy assessors are fully qualified in domestic and non-domestic energy surveys. The energy performance certificate needs to be available to potential buyers as soon as you start to market your property for sale or rent. If you already own your home, the process of getting an EPC produced can help you identify ways to improve its energy efficiency.
DECs can be produced within 24 hours of the site visit and must be accompanied by an advisory report containing recommendations for improvement of the energy performance of the building. The advisory report that accompanies the certificate is valid for seven years. The threshold for the requirement of a Display Energy Certificate in public buildings has been reduced to a total useful floor area over 500m2. Since 2013, all certificates need to be on display in your foyer or reception area. Public buildings requiring a DEC are those that are occupied in whole or part by public authorities and by institutions providing public services to a large number of persons and therefore frequently visited by those persons.
The DEC rating is shown as a number. A typical building of its type would have a rating of 100. A building with twice the typical CO2 emissions would have a rating of 200 (or G rating).
ECO4 is the most recent version of the ECO scheme. It targets lower-income households and it is part of a Government strategy to ensure that households who are at risk of fuel poverty are provided with energy efficiency measures.
We offer advice and guidance about ECO4, and because ECO4 follows the PAS 2035 route, they will often require retrofit assessment, design and retrofit coordination services, which we are able to provide. The ECO4 scheme is the latest instalment of the ECO Scheme (Energy Company Obligation). It was established by the Government to work towards 100% carbon neutral households. The ECO4 scheme is worth £4 billion and provides grants to deliver energy efficiency and heating measures to homes in Great Britain. The grants can be used to pay for new heating systems like boilers, loft, floor or wall insulation.
From April 2018 changes to legislation made it unlawful to let residential properties with an Energy Performance Certificate with a rating of below an E. Since April 2020, the regulation expanded to apply to ALL residential privately rented property. From 1 April 2023 this will be extended to include ALL existing commercial leases.
In an attempt to ensure that all tenants enjoy a right to living in an energy efficient home, a new Minimum Energy Efficiency Standard is being phased in over five years. If your property does not meet the minimum standard, you cannot let or market that property within the law and rent reviews could also be affected. Penalties for non compliance is £5000 in the domestic sector.
